Buyers
For the buyer/borrower, we draft and review the sales contract, conduct the title search, request all HOA dues and lien payoffs, work with the lender on all part of the transaction, draft preliminary opinions of title, conduct the closing (signing settlement statements and loan documents), record the necessary instruments, disburse all funds, and certify the title, along with many other responsibilities of the closing. We actively communicate with the buyer to make sure that all questions are answered and that the transaction process is enjoyable and as stress-free as possible.
Sellers/FSBO
For the seller, with or without a real estate broker, we draft seller documents, including deeds and any other related documents. We can also represent the seller, draft and review their sales contract, and act as counsel throughout the entire transaction.
Lenders
For the lender, we handle purchase closings, refinances, construction loans, commercial closings, REO file management, title searches, and title curative actions.
